Sell for more — with the pre-listing work done in-house

Most homes leave money on the table because the updates that would raise the price never get done in time. As a realtor and licensed general contractor, I can price your home, tell you which improvements actually pay off, and have my own crew complete them before we list.

Start with your home's real value

A proper valuation looks at what your home is worth today and what it could be worth with targeted work — so you can decide with numbers, not hunches.

Only the updates that pay you back

I'll tell you plainly what's worth doing before you list, what to leave for the buyer, and what a given improvement adds back at resale in this market. No upselling work that won't return.

One team, one timeline

Paint, flooring, bathrooms, and curb appeal are scheduled against your listing date by the same team running the sale — so nothing slips between a contractor's calendar and the photographer's.

Common questions

Do I have to renovate before I sell?

No. Plenty of homes are best sold as-is. I'll only recommend pre-listing work when the numbers say it will return more than it costs — and I'll show you those numbers.

Can the renovation cost come out of the sale?

Often, yes. For pre-listing work we can frequently structure payment so it's covered from the proceeds at closing. We'll confirm what fits your situation.
